Does Your Listing Need Social Video or Portal Video?
“We need a video for the listing” is a common request, but a video built to sit on a property portal page and a video built to perform on Instagram or TikTok are genuinely different briefs — different length, different pacing, different framing — and treating them as the same shoot usually means one of the two ends up compromised.
Portal video: complete, paced, informative
A portal listing video needs to walk a genuinely interested buyer through the property in a logical sequence, usually 60-90 seconds, giving them enough to feel like they’ve seen the layout without needing to attend an open home first. Pacing here can be slower and more observational, because the viewer has already opted in by clicking on the listing.
Social video: fast, front-loaded, scroll-stopping
Social platforms are a different context entirely — the viewer hasn’t chosen to see your listing, it’s competing with everything else in their feed, and you generally have two to three seconds to earn their attention before they scroll past. That means the strongest shot needs to come first, cuts need to be faster, and the edit usually benefits from on-screen text or captions since a large share of social video gets watched with sound off.
One shoot can usually supply both
The good news is this doesn’t have to mean double the booking — a well-planned real estate videography shoot can capture enough footage to be cut two different ways: a longer, paced version for the portal, and a shorter, front-loaded cut (or several) for social. What it does require is telling your videographer upfront that both formats are needed, so the shoot is planned with both edits in mind rather than trying to force one video to do both jobs after the fact.
Which one to prioritise if budget is tight
If you can only commit to one, the right choice depends on the property and the price point — premium and unique properties tend to get more value from social reach, while properties competing mainly on the portal (which is where most serious buyers are still searching) benefit more from a solid, complete portal video.
