Most agents pick a real estate photographer in Sydney the same way: a recommendation from another agent, or whoever answers the phone fastest when a listing needs to go live in three days. That works fine until it doesn’t — usually on the listing where the photos actually mattered.

Here’s what’s worth checking before you commit to a photographer for an important campaign.

Ask to see a full gallery, not a highlight reel

Anyone can show you their five best photos. What you actually want to see is a complete, unedited-down gallery from a real job — ideally a property similar in size and style to the one you’re about to list. That tells you how they handle awkward rooms, tricky light, and the parts of a home that aren’t naturally photogenic.

Ask how they handle harsh window light

This is the single biggest technical differentiator between an average shoot and a good one. Sydney homes get strong, direct light through most windows for a large part of the day, and a photographer who doesn’t bracket exposures or blend HDR will hand you photos with blown-out windows or a room that’s too dark to see properly. Ask directly: do they shoot and blend multiple exposures per frame, or is it a single shot per room?

Ask about turnaround time in writing

“Fast turnaround” means different things to different photographers. Get an actual number of business hours or days, and confirm what happens if a listing needs to go live sooner than usual — is there a rush option, and what does it cost?

Ask what’s included versus what’s an add-on

Floor plans, drone shots, twilight photography and virtual staging are sometimes bundled and sometimes charged separately. Get a clear breakdown before booking so the quote you compare against a competitor is actually comparing like for like.

Ask about image usage rights

Some photographers license images for a limited period or a single portal listing; others hand over full usage rights. If you plan to reuse the photos in future marketing, in a agency newsletter, or on your own website, confirm this upfront — it’s an awkward conversation to have after the fact.

Ask what happens if the weather doesn’t cooperate

Sydney weather is unpredictable enough that this comes up more often than people expect. A photographer who has a clear reschedule policy for rain or heavy overcast (particularly for twilight and drone shots) is one who’s thought about the job properly, rather than shooting regardless and handing you a flat, grey exterior.

The short version

A good photographer will answer all of these without hesitation, because they’ve been asked before and they know the answers matter. Hesitation, vague answers, or “we’ll sort it out on the day” are the signals worth paying attention to.
